Blackstone Mortgage Trust (NYSE:BXMT) is a real estate finance company. It operates as a mortgage real estate investment trust (REIT), which means it primarily originates and invests in senior loans. These loans are backed by commercial properties located in North America, Europe, and Australia, providing financing to property owners.

On August 3, 2026, an analyst from Wells Fargo adjusted their outlook on Blackstone Mortgage Trust, lowering the price target to $18. A price target is an analyst's projection of a stock's future price. At the time, with the stock at $14.54, this new target still suggested a potential upside of about 23.8%.

This analyst action follows a period of concern for the company. As highlighted by Seeking Alpha, Blackstone Mortgage Trust was downgraded to a Hold rating after missing earnings estimates for four straight quarters. The company also reported a net loss and a steep drop in its book value, which is the company's total assets minus its liabilities.

The drop in book value was due to setting aside more money for potential credit losses, which led to a 9% sell-off in the stock. This caused the stock to trade at a 25% discount to its book value. The stock also recently hit a new 52-week low of $14.11.

Despite these challenges, Blackstone Mortgage Trust shows signs of strength. The company invested $1.4 billion in new loans in the second quarter, and 97% of its loan book is performing. It also successfully reduced its exposure to office properties to just 16% of its portfolio, a move to lower risk in a troubled sector.

Furthermore, the company's earnings are covering its payments to shareholders. Blackstone Mortgage Trust fully covered its $0.47 dividend with a 102% coverage ratio. This means its distributable earnings, the cash available to pay dividends, were more than enough to meet its dividend commitment, growing 7% from the previous year.
