Mid-America Apartment Communities, Inc. (NYSE: MAA) is an S&P 500 real estate investment trust, or REIT, focused on owning, managing, acquiring, developing, and redeveloping apartment communities. The company’s portfolio is concentrated primarily across the high-growth Sunbelt region of the United States. As of June 30, 2026, MAA had ownership interests in 104,698 apartment homes, including communities under development, across 16 states and the District of Columbia.

UBS lowered its price target on MAA to $132 from $134 while maintaining a Neutral rating. A separate Scotiabank update previously raised its target to $129 from $120. Recent analyst commentary has remained mixed. Benzinga data shows several firms adjusting MAA targets, including Piper Sandler lowering its target to $140 from $143, Evercore ISI lowering its target to $130 from $132, and Cantor Fitzgerald raising its target to $140 from $132.
